One thing to note about the cash offer trick - you've always had to compete with those sons of bitches. They don't dilly dally around like Hamlet, 'to buy or not to buy?' They make an instant offer and if the seller is motivated they snap it up and another home vanishes after being on the market for a few days... or hours.

Looks like Blackstone is doing 'flip the house' at scale.

They make lowball cash offers with no inspection and a few people bite. In most cases the house is fine, the seller is just in a hurry for whatever reason. Individual real estate investors with a lot of cash do this all the time. The risk is the occasional white elephant - the property with lots of hidden problems. But Blackstone can easily absorb those losses.
